A Vastu checklist before you buy an apartment

What to collect, what a review looks at and what to ask the builder, before you pay a booking amount.

Updated · 5 min read

The best time for a Vastu review of an apartment is after you have shortlisted units and before you pay a booking amount. At that point you can still compare units, floors and towers, and you can still ask the builder questions. After possession, the structure and entrance are fixed, and only room use and furniture can change.

What to collect before the review

  • The floor plan of the exact unit, with room names and dimensions
  • The project's master plan showing where the tower and the unit sit
  • The unit number, the floor, and the direction the main door faces
  • Photographs of the show flat or the site, if you have visited
  • The two or three units you are comparing, not only the one you prefer

What a review looks at

A review reads the unit against traditional Vastu principles. It looks at the direction the flat faces, where the main door opens, and where the kitchen, toilets, master bedroom and pooja space fall in the plan. It also considers the tower's position in the project, the unit's position on the floor, balconies, and the central zone of the flat.

The result is not a pass or fail. It is a reading of how the unit sits, which observations matter most, and which are minor.

Questions worth asking the builder

  • Is the plan in the brochure the same as the sanctioned plan for this unit?
  • Can internal partitions, doors or fittings be changed before possession, and at what cost?
  • Which units are still available in the other towers or on other floors?
  • What is the stage of construction and the registered completion date?

What a Vastu review does not cover

A review does not check ownership, approvals or the project's registration. Verify the project's registration on your state's RERA portal and have a property lawyer check the title and the agreement. It also does not assess structural or fire safety, and it does not predict the property's future price.

A simple way to use the result

Put the Vastu observations beside price, location, carpet area, builder track record and your budget. A unit that reads well but costs far more than you planned is not necessarily the better decision. The review is one input among several, and it is most useful when it arrives early.
