Plot and land Vastu consultation

A plot cannot be rearranged after purchase, which is why this review is best done before registration. It covers the land itself, the roads around it and how a house could sit on it.

A plot Vastu consultation reviews the shape, size, road position, slope and orientation of a piece of land against traditional Vastu principles, before you buy or plan construction on it.

Who this is for

  • Buyers considering a plot in a township, layout or established colony
  • Families who own land and are deciding how to plan the house
  • Owners comparing corner plots, road-facing plots and inner plots
  • Buyers of farmhouse or larger parcels

When to consult

Before registration, and again before the house plan is finalised. A short early check can save a long search later.

What is reviewed

  • Plot shape and proportions, and how regular or irregular the boundaries are
  • Road position, number of roads and which sides they touch
  • Natural slope, water flow and any existing trees or structures
  • Where the main gate and the house could sit on the land
  • Surrounding features such as neighbouring buildings and open areas

What to prepare

  • The site plan or layout plan, with the plot number and dimensions
  • The location pin and the road widths on each side
  • Photographs of the plot from each side
  • The approved layout from the township or authority, if available

What you receive

  • A written summary of observations about the plot
  • How the plot sits against the directional zones, and what that means for placing the house
  • A view on the options if you are choosing between plots
  • Guidance on questions to take to your architect

Online and on-site

Online

Site plans, dimensions and photographs are reviewed remotely, with a call to walk through the findings.

On-site

A visit to the plot, subject to location and scheduling. Recommended before buying larger or irregular plots.

Where Vastu ends and other professionals begin

  • The review does not confirm title, land use or approvals. Check these with a property lawyer and the local authority.
  • It does not replace a soil test, survey or structural design.
  • Plot dimensions and setbacks must follow local building rules; the review works within those, not against them.

Questions about this service

Can you review a plot from the layout plan alone?

A layout plan with dimensions, road widths and a location pin supports a useful first review. A site visit adds detail on slope, surroundings and access.

Does road position matter in a Vastu review?

Road position is one of the factors a consultation looks at, along with plot shape, slope and orientation. It is read together with the rest of the plot, not alone.

Should I consult before or after I choose an architect?

Before buying, for the plot itself. Once you have an architect, share the draft plan so the two can be aligned early.
