Pre-purchase Vastu review
Buying property is the point where changes are hardest and most expensive to make. A review at this stage gives you a clear view of how a flat, plot or house sits against traditional Vastu principles, so the decision is made with the full picture.
A pre-purchase Vastu review looks at a specific property, such as a flat, plot or villa, against traditional Vastu principles before you commit money. It is most useful early, while you can still choose between options or negotiate.
Who this is for
- Buyers choosing between two or three shortlisted flats, plots or villas
- Families about to pay a booking amount or sign an agreement
- Owners buying on behalf of a parent, a business or a younger family member
- NRIs and out-of-town buyers who cannot visit every option
When to consult
Ideally after you have shortlisted, and before the booking amount, token or registration. Earlier is better; reviews after possession are still possible and are covered under existing home reviews.
What is reviewed
- Orientation of the property and the position of its main entrance
- Layout against the directional zones of the plan, including kitchen, pooja space, bedrooms and toilets
- Plot or building shape, road position and the central zone (Brahmasthan)
- Floor, tower position and surrounding features for flats
- Which observations matter most and which are minor
What to prepare
- The floor plan or site plan the builder or seller has shared
- The location pin or full address
- Photographs or a short video of the property, if you have visited
- A list of the options you are comparing, with the decision date if there is one
What you receive
- A written summary of observations against traditional Vastu principles
- A clear order of priority: what matters most and what is minor
- Where an option is a comfortable fit, where it is not, and what can reasonably be adjusted
- A discussion of your questions, online or on-site
Online and on-site
Online
Plans, photographs and location are reviewed remotely, followed by a call or video discussion. Suited to comparing several options quickly or buying in another city.
On-site
A visit to the property, subject to the location and scheduling. Useful for plots, villas and larger purchases where the surroundings matter.
Where Vastu ends and other professionals begin
- A Vastu review is not a title check, legal due diligence or a valuation. Have a property lawyer verify ownership, approvals and encumbrances.
- It does not assess structural safety, fire safety or construction quality. Those need a licensed engineer or architect.
- It does not predict price appreciation or investment returns.
Questions about this service
When should I book a Vastu review before buying?
After shortlisting and before paying the booking amount or registering. At that stage you can still compare options or ask the seller about changes.
Can you review a property I have not visited?
Yes, if you can share the floor plan or site plan, the location and photographs. A visit is recommended for plots and larger purchases.
Can you compare several properties?
Yes. Share the plans for each option and the consultation will cover them together, so you can see how they differ.
