Vastu consultant in Chandigarh and Tricity (Mohali, Panchkula)
Vaastya offers Vastu consultation for properties in Chandigarh, Mohali and Panchkula: houses, plots and offices. Reviews are online from your plans and photographs, and site visits are subject to scheduling. The three cities sit under different authorities, so this page lists which papers to check for each.
Property papers and approvals in Chandigarh
A Vastu review sits beside these checks. It does not replace any of them.
- Estate Office, ChandigarhHandles allotment and auction of property for the Chandigarh Administration, ownership records and building-violation enforcement.
- GMADAThe Greater Mohali Area Development Authority. It covers Mohali, Zirakpur, Kharar and nearby towns, and handles building plan approval, completion certificates and permission for sale or transfer.
- HSVPHaryana Shahari Vikas Pradhikaran, which plans sectors in Panchkula and runs plot e-auctions and transfer policies.
- Punjab RERA and HRERA PanchkulaPunjab RERA registers projects in Punjab, including Mohali. Haryana has a separate regulator, with the Panchkula office listed for the state outside Gurugram.
- Chandigarh: Estate Office records
- Ask for the Estate Office record of ownership and tenure. The Estate Office lists a procedure for mutation after a sale, gift or transfer. Conversion of leasehold to freehold charges were reported revised in September 2025, so ask for the current position.
- Mohali: GMADA papers
- GMADA lists licensed colonies where an NOC is not needed for registry, and plots under its regularisation policy. Ask which applies to your plot, and for the no-due certificate.
- Panchkula: HSVP allotment or resale
- Check whether the plot is an HSVP allotment or a resale, and what HSVP's transfer rules say for it.
- Which RERA covers a project
- For a builder project, confirm which regulator the project is registered with, rather than assuming.

Questions from Chandigarh buyers
Is my Chandigarh property leasehold or freehold?
The Estate Office record shows the tenure. Ask your lawyer to read it. A Vastu review does not verify tenure.
Does a Mohali plot need an NOC for registry?
It depends on whether the colony is on GMADA's list of licensed colonies where an NOC is not needed. Check with GMADA or your lawyer.
Can you review a Tricity property online?
Yes. Share the plan, plot dimensions, road widths and photographs.
Do you visit Chandigarh, Mohali and Panchkula?
Visits depend on scheduling. Mention the city and sector when you enquire. Online review is available for any property.
Vaastya is based in Jaipur and consults online across India. Visits to Chandigarh depend on scheduling.
